Newtecnic were responsible for the design of the complete external envelope, from inception to completion, working to a masterplan by architects Kohn Pedersen Fox.

The project comprises an office tower, two apartment buildings and a shopping mall. A total of 26 façade types were designed from scratch to provide an innovative solution that could be built economically.

An emphasis on externally-set solar shading provided substantial economies in air conditioning requirements, bringing energy consumption down towards levels experienced in temperate climates. Solar shading for the apartments uses sliding panels with mechanisms adapted from electrically operated windows. The office tower has fixed shading with varying angles of orientation that create an optimised arrangement that follows the sweep of the sun to suit different times of the year.
